Routine Services
  • Operate the property efficiently and consistent with the board's overall plan
  • Assist the board in administering the governing documents
  • Confer fully and freely with the board in the performance of duties
  • Attend periodic association meetings (board of directors and annual)
  • Collect all dues and fees owed to the association by owners or others
  • Administer owner accounts
  • Reconcile non-zero year-end homeowner account balances with owners
  • Cause the Property to be maintained and repaired
  • Comply with written orders or requirements affecting the property of any federal, state, county, or municipal authority having jurisdiction over the property
  • Contract for necessary and other services required or desired by the association
  • Cause to be placed and kept in force all forms of insurance required by the governing documents or otherwise required by law, to adequately protect the interests of the association
  • Maintain records, books, and accounts consistent with accepted business practices
  • Assist the Association's auditor in preparing the year-end audit
  • Submit to the board a preliminary operating budget
  • Review applications for external improvements and forward them to the board or appropriate committee for action
  • Inspect the property on a periodic basis to ensure owner and resident compliance with maintenance and architectural standards as set forth in the governing documents
  • Prepare management reports as required
